25th November 2021: At 3pm This LEASE is now COMPLETE from the Landlord perspective (57 pages). These appear here in the pages below for ease of reference and review.

After 5pm on 25th November 2021, the diabolical Microsoft "WORD" for Windows "editable" version will be emailed to the Tenant for any last-minute fine tuning.

All other things going well, the LEASE should be fit for printing and signing this week. Here is the DRAFT format for the Project Manager renovating the premises and also the Tenant to keep up to date with...

WORK IN PROGRESS ON THIS LEASE DURING NOVEMBER 2021.

THE LANDLORD SUGGESTS THE FORMAL "ENTRY DATE" FROM WHENCE RENT IS PAID WILL BE: 1ST DECEMBER 2021.

For the avoidance of doubt, the Landlord has already insured the building (but NOT the Tenants' contents ~ that is the contractual responsibility of each tenant). Tenants must arrange their own office insurance and public liability coverage as suits their bespoke requirements at their own account.

Please note, there may require to be a cadastral repair to a slight title boundary misalignment at this site (back wall, James Street. However, it does not affect this Lease. It may take extra time to remedy that remote matter (here). But it shall be attended to with no impact upon theses premises. This type of title remedy is relatively common (here) since UK Land Registries aligned their systems with the Ordnance Survey mapping protocols.

Please do NOT transmit the FULL completed Lease documents via emails. Many, and especially the freely available variety of email account are an insecure system of communication. Thank you.

Ground floor offices 4 is being retained for use by Unique Property Bulletin Ltd., and offices 5 + 6 have been leased to a mortgage advisor and an accountant respectively (access via 1 James Street).

On a separate matter…

Section 80 of the Land Registration etc (Scotland) Act 2012 (the 2012 Act) places a duty on the Keeper to rectify the Register (notes: here). This does NOT materially affect this Lease.
The Landlord advises that emails are notoriously insecure (eg: here). Consequently the DRAFT Lease documents will appear on this OFFSITE website page for fine-tuning by both parties. Then the Landlord will print the final Lease & Counterpart on paper format and this ONLINE fine-tuning page will be DELETED within 24 hours of mutual agreement.
